Flatrock Motorclub is a premier private motorsports community for luxury car enthusiasts, centered around a 3.5-mile racetrack that challenges competitive and amateur drivers alike. Beyond the track, the private community offers first-class amenities and social opportunities at the members-only clubhouse, and new real estate options currently under development including garage lofts, paddock garages, and luxury villas.
Flatrock’s growing popularity led to a large-scale expansion project to add individual properties to the community. Seeking building materials that would meet high aesthetic expectations while withstanding the environmental demands of Tennessee’s climate, Flatrock’s founder and owner reached out to reSAWN TIMBER co. to help execute his ambitious vision.
VOYA Accoya® wood by reSAWN was selected for the exterior cladding and trim elements for 26 garage loft properties, which feature a large paddock garage with a two-bedroom apartment overhead. The deep, black finish and natural woodgrain of VOYA evokes both modern refinement and rugged performance that compliments the industrial character of the high-end motorsports facility.
Technical Support and Highlights:
The owner of Flatrock was already familiar with reSAWN and contacted our team directly to begin the collaboration. After several extensive discussions with our Specification Consultant, reSAWN began working closely with the Flatrock project team to choose an exterior material that would meet performance requirements while aligning with the rustic-modern aesthetic of the new development. Highlights of reSAWN’s partnership with Flatrock include:
- Project Management: With continuous development planned at Flatrock, the project scope evolved from an initial 10 buildings to 26, and additional buildings scheduled for the future. Each structure required at least 4,200 sq. ft. of cladding and 1,400 linear ft. of trim, delivered on its own unique timeline. To meet specific construction schedules and maintain consistent communication, reSAWN’s in-house Project Manager was assigned to the project to coordinate production, delivery, and updates.
- Phased Delivery Strategy: reSAWN paced deliveries in alignment with the project’s build schedule, ensuring that each building received its material on time, in the correct quantity, and in the right sequence. The current project scope is separated into two phases, with materials for 13 of 26 buildings successfully delivered.
- Ongoing Partnership: With each new structure built, reSAWN continues to offer ongoing support with shipment tracking, production planning, and project updates. Our in-house experts are readily available to the Flatrock project team to field technical questions and offer detailed installation guidance on an as-needed basis. Several site visits have been conducted by reSAWN throughout construction to provide hands-on support on location during installation.
The design and construction team is pleased with both the material and the project’s progress, citing a high-quality product that met the client’s elevated expectations, along with reSAWN’s responsive communication, service, and value. As Flatrock continues to expand, reSAWN remains a committed partner, ready to support future developments including additional paddock garages, villas, single-family homes, and a hotel.
