17XM is a groundbreaking office building in Washington D.C.’s Central Business District, designed for wellness, comfort, and the tenant experience. As the first building in North America to achieve SmartScore Certification, 17XM integrates robust technology that supports convenience, connectivity, and operational efficiency. Tenants can use a mobile app to access building amenities, while smart-building infrastructure monitors occupancy, lighting, and mechanical performance to enable real-time adjustments that reduce energy use while maintaining occupant comfort.
The 11-story, 334,000 sq. ft. space achieves LEED Gold certification through a dynamic façade of horizontal cells, vertical sunscreens, and sustainable building materials. Prioritizing local, natural construction materials, the team at KPF collaborated with reSAWN for support with an exterior cladding solution to contribute to the project’s sustainability efforts while adding visual interest.
WILLIWAW Weathered Alaskan Yellow Cedar cladding was selected after performing onsite mockups to evaluate weathering characteristics of provided samples. The plant-based, zero VOC finish is natural and sustainable, making it a safe and healthy solution for both interior and exterior applications. The pre-weathered design, featuring warm tans and greys, offers minimal aesthetic variation over time for an inviting experience that sets the exterior apart from the typical D.C. office block. Inside the lobby, accents of WILLIWAW extend to the high ceilings, introducing a warmth that softens the contemporary interior.
